Divorce real estate · Northern Virginia & the DMV
When you're going through a divorce, the house is usually the biggest financial decision on the table. I'm Mayu Cesari, a Northern Virginia REALTOR® and RCS-D divorce real estate specialist with eXp Realty, licensed in Virginia, Maryland, and DC.
Before anyone signs a settlement agreement, I help homeowners across Vienna, Oakton, Fairfax County, and the wider DMV get real numbers on what the home is worth, what a buyout and refinance actually cost, and whether keeping or selling makes sense for what comes next.
Your next steps
You don't have to decide everything at once. Start with clear property information and practical scenarios you can review with your professional team.
A steady process
When the marital home is being sold, the listing agreement is signed by both spouses, so both of you are my clients as the seller. Pricing, showing feedback, offers, and deadlines go to both of you at the same time—and to your attorneys or mediator when requested.
Agreed decisions are documented in writing, with the goal of keeping the process clear, consistent, and even-handed for everyone involved.
Professional collaboration

Common questions
Many couples start by discussing with their attorneys whether to sell, the pricing approach, who pays carrying costs until closing, and how net proceeds will be handled. Put agreed arrangements in writing with appropriate legal guidance. When both spouses are owners and sellers, both typically need to sign the relevant listing and closing documents, subject to the specific circumstances and applicable requirements.
I can prepare and list the home and keep both spouses informed in an even-handed way. Your attorney can advise on the legal terms and any required approvals.
A buyout analysis often starts with the home's current market value, the mortgage balance and any liens, and the share or arrangement established through your agreement or court order. The actual amount can depend on equity, transaction costs, and the terms of your case.
I can provide a market valuation and scenario estimates. A qualified lender or Certified Divorce Lending Professional can assess whether refinancing on one income is feasible, and your attorney can advise on the legal terms.
Virginia uses equitable distribution under Va. Code § 20-107.3. Equitable distribution does not automatically mean a 50/50 division; the outcome depends on the facts and applicable law. Who keeps or sells the home is a legal question for your attorney. My role is to help everyone work from an accurate market value and realistic housing options.
A home is generally marketed through one listing brokerage on the MLS at a time. Depending on the circumstances, one neutral listing agent may help both spouses receive the same market information and have pricing and offer decisions documented. Agency duties, consent, conflicts, and the appropriate representation arrangement should be discussed and confirmed in writing before proceeding.
I can explain my process and coordinate with both spouses and their counsel so everyone understands how information and decisions will be handled.
